TCC plans Bt20 bn boost under 3-year roadmap

TCC Land Asset World will invest Bt20 billion on the construction and renovation of shopping malls and other projects under a three-year roadmap.

 

 

Napat Charoenkul, managing director of retail group, TCC Land Asset World, said that about Bt6 billion would be invested on the extensions of Asiatique The Riverfront complex in the Charoenkrung area. The new development would include a hotel on 15 rai (2.4 hectares) and a shopping centre on 20 rai.

 

The company is at work on the development design, and both extension projects are expected to be completed by the end of 2020.The company is also planning two new developments – Asiatique The Riverfront Chiang Mai and Asiatique The Riverfront Pattaya – to reach out to consumers in other provinces. Those projects would be ready to launch within the next three to four years. The development budget is about Bt3 billion each.

The Asiatique The Riverfront centre in Charoenkrung will get a boost of Bt150 million to create a new waterfront feature to celebrate its fifth anniversary, said Napat, who adds that it “is surely going to become the talk of the town of Thailand”. Tourists will be checking it out early in 2018, he said.

The brand “Gateway” will be applied to a mall in Bang Sue, a Bt2.5 billion project to be launched in 2018. Gateway Mall Bangsue will contain leading brands, which have already leased all of the large lots, covering over 40 per cent of the total area of 40,000 square metres. Remaining space would be allocated for smaller tenants, with all lots expected to be leased out by the middle of next year.

 

In addition, another Gateway mall, with a budget of over Bt2 billion and leasing area of more than 33,000 square metres, will also be launched in the Thon Buri zone to accommodate the expansion of the community in that area. Community demand for a one-stop service shopping centre is as high as that of communities in Ekkamai and Bang Sue, said a media release.

Napat said that another success of the company is the Center Point of Siam Square shopping mall, where foot traffic had increased to 60,000 people per day or more than 100 per cent from the pre-makeover period.

For Pantip Plaza, he added, the company would focus on strengthening the three business dimensions: gaming, solutions, and IT lifestyle. The two renovated branches of Pantip are Pratunam and Chiang Mai, which were launched recently. The Ngamwongwan and Bangkapi branches are undergoing a renovation and will be bringing in gaming to strengthen their selling point and meet the needs of customers. “Around the first quarter of 2018, the company will launch a new shopping mall brand called Avenue. The first branch will be established in Soi Lasalle, and will feature a supermarket, restaurants, and easy access service. One highlight of the centre is the first launch of Uniqlo Road Site in Thailand. The company also plans to continually expand the development of the shopping complex under the Avenue brand for the next three years from now,” said Napat.

Recently, the company had upgraded the Tawanna Bangkapi flea market and changed the brand name to “Tawanna Market” to develop it into a truly community-based marketplace and creating new service standards. It is a community market with major brands as well as shopping centres or community malls, including supermarkets, major fashion outlets, movie theatres, and large repair centres.

The company will develop three Tawanna Market projects simultaneously on 50-rai land plots in Bang Phli with a Bt600 million investment; on 35-rai land plot in Rama 2 with Bt900 million budget, and on 10-rai land plot on the bank of Chao Phraya River in Thon Buri with more than Bt2 billion budget.
